The Inspection Process

SCHEDULE YOUR INSPECTION

Schedule your inspection online or by calling 970.822.2426. Your inspection will take 2-5 hours depending on the size of the home. You will receive a confirmation email for your scheduled time.

INSPECTION DAY

I look forward to meeting you at the scheduled time for the inspection. During our walkthrough, I will conduct a comprehensive inspection and provide you with explanations of my findings.

REVIEW YOUR REPORT

Following the inspection, you will receive a thorough and clearly presented report outlining my findings. I guarantee that this report will be delivered within 24 hours of the inspection's completion.

What does the inspection include?

At 39 North Home Inspections, I follow a meticulous inspection process to assess the condition of your home. From the initial assessment to the final report, I prioritize transparency and accuracy to give you a clear understanding of your property's state. I I pay attention to every detail, ensuring that nothing escapes scrutiny.

* During pre-purchase inspections, portions of the home may not be accessible. In these instances, I will schedule a time with the new homeowner after closing to return for inspection completion.

Home Exterior

Here I am looking at the structure and condition of the roof coverings, eaves, soffits, siding, paint, exterior doors, walkways, flashing, gutters and other exterior elements.

HVAC, Plumbing & Electrical

I will provide a visual inspection of your electrical, plumbing and HVAC systems. I will be checking for proper function, and looking for obvious flaws within these systems.

Appliances

I will inspect and test major home appliances such as the water heater, washer, dryer, dishwasher, refrigerator and freezer.

Home Interior

I will look over the entire interior of the home. I will be checking for proper sealing of windows and doors, any signs of water damage or mold and improper structure.

Crawlspace & Foundation

I will inspect your crawlspace and foundation to search for signs of mold, water damage, cracking, shifting, improper structure and other potential damage and issues.

Attic

In the attic, I will be checking for proper ventilation and insulation, signs of water damage or mold, structure damage and more.
